Terms of Use – Contrato Verde

Last Update: August 2025

1. What We Do

Contrato Verde helps property owners in Portugal create professional rental contracts through a simple questionnaire. Answer a few questions, and we'll generate your personalized contract file as a PDF – ready to go.

New to Portugal? You'll need your Portuguese NIF (tax number) since all rental contracts here must be registered with the Tax Authority through the Portal das Finanças. We'll guide you through it.

2. We're Not Your Lawyer

Here's what's important to understand: our service creates contracts, but we don't provide legal advice. Think of us as a smart tool, not a replacement for a qualified Portuguese lawyer. For complex situations or high-value properties, it's worth getting legal review.

The contract you download is yours to use, but you're responsible for making sure it fits your specific situation.

3. Personal Use Only

This service is designed for individual property owners in Portugal. You can't resell our contracts, distribute them commercially, or use our system for business purposes without getting written permission from us first.

4. One Payment, That's It

Your contract costs €25 – just once, no monthly fees or surprises. Here's the thing about getting your money back: under Portuguese consumer law, you normally have 14 days to change your mind. But since we create your personalized contract immediately, that cooling-off period doesn't apply once your file is ready.

Think of it like ordering a custom-made item – once it's created specifically for you, we can't undo that work.

5. What We're Responsible For (And What We're Not)

We'll do our best to create a solid contract based on Portuguese law, but we can't guarantee it covers every possible situation. Our responsibility is limited to what you paid (€25).

We're not liable if your contract doesn't work for your specific case, especially if you provided incomplete information or if Portuguese rental law changes after we create your document.

6. We Keep Things Current

Portuguese rental law evolves, and so do we. We might update our service or these terms to stay current with legal changes. If we make significant changes, we'll give you 30 days' notice by email.

7. Portuguese Law Applies

These terms follow Portuguese law, and any disputes get resolved in Lisbon courts. If you're from another EU country, you can also use courts in your home country under EU consumer protection rules.
